Online Homebuyer Education for the people of Tennessee

NOTE:  THDA recommends homebuyer education be the first step in the home buying process and recommends it be completed no less than 4 weeks prior to closing.

As the State's housing finance agency, the Tennessee Housing Development Agency's (THDA) mission is to ensure that every Tennessean has access to safe, sound, affordable housing opportunities. THDA encourages homebuyer education for all Great Choice Loan Program participants and requires it for Tennesseans applying for a Great Choice Plus Loan.

Purchasing a home is an important investment and we want to ensure you are prepared. THDA encourages all borrowers to gain the necessary tools in order to become a sustainable homeowner. Although THDA requires homebuyer education for THDA's down payment assistance and special programs; it has proven to be an essential piece of the home buying process for all borrowers.  ln addition to convenience, we hope that you find the online course beneficial.

To begin, select an approved agency in your county.  If your county isn't listed, select the closed available to you. Once you complete the course, you will be required to complete a one-hour follow up counseling session with a counselor from the agency you register with.  During the counseling session, you will review the results of your quizzes, help you plan for future budgeting, and answer any questions you might have. Once you complete the counseling session, you will recieve your cerificate of completion.  If you prefer an in-person class, please visit the THDA website to find upcoming classes:
